Audit finds average of 16.5% percent energy cost savings in Porto Bellagio's 4 buildings. Savings total $54,000 first year!
After engaging Clem Janes for a property wide Energy Audit, Porto Bellagio realized energy cost savings for the first month that averaged 16.5% across their 4 buildings. With the Cost Savings Measures implemented Porto Bellagio will save just over $54,000 the first year and over $24,000 each subsequent year.
The Cost Savings Measures table on page 3 of the 30 page report details the savings with annual estimated savings and cost to implement. Most of our Cost Savings Measures cost little or nothing to implement.

The Ivy Condo retains Clem Janes for Water Audit
The luxurious 504 unit Ivy Condominium located in downtown Miami on the river recently retained Clem Janes & Associates to perform a second, more in-depth audit of the building’s water systems.
According to Clem Janes President & CEO Bill Dalton, “The second audit was required because the building did not have “as-built” drawings to confirm our earlier preliminary findings. We used modern technology and various proprietary methods to identify exactly how the pipes were configured underground and inside the building so the errors were quickly rectified that prevented The Ivy from reducing their water costs by just about $200,000 per year.”
“The building is managed by the Continental Group, Florida’s largest property management company. The manager and board came to us for our expertise in utility auditing” said Bill Dalton, Certified Energy Auditor and president/CEO of Clem Janes & Associates. “The recently built hi-rise has complex water systems with no less than 8 water meters serving various areas of the building, but we examined all aspects starting from the ground floor irrigation system and ending with the roof top HVAC cooling towers to find the considerable cost savings.” said Mr. Dalton.
In the earlier preliminary audit, Clem Janes & Associates quickly found no-cost/ low-cost saving measures totaling $24,000 in annual savings. The building will also save about 500,000 gallons of water per year as a result of the audit.

Town Home Community lowers utility costs by $11,000 per year after audit
When Summertree Village Townhome Condominium Association manager Rene Barrier recommended Clem Janes & Associates to his board for an energy audit, he had no idea it would mean over $11,000 in annual savings to the association. That is exactly what happened after Certified Energy Auditor Bill Dalton, CEA deployed data loggers and performed a level 1 energy audit of the 9 building, 189 unit development. “The association was paying more for their utilities than they needed to and they could not see any way to lower those costs.” said Mr. Dalton. The savings for the first year were $17,000 and about $11,000 annually afterwards.

Goodwill Industries of South Florida has contracted with Clem Janes & Associates to perform energy audits at all of their Miami-Dade, Broward, and West Palm Beach locations. “We are undertaking this work for Goodwill at a reduced fee because they are a charitable organization that does wonderful work for so many people in our communities” said Bill Dalton, CEO and President of Clem Janes & Associates. Goodwill has 33 centers in the tri-county area.
